    What pushes a quote up

What is wrongA vent, a crack and a sagging beam are three different price bands.
SizeHomeAdvisor puts repairs at about $3 to $5.50 per square foot before restoration work.
AccessLabor is 50 to 80 percent of the bill in Angi's data. Low clearance slows everything.
WaterStanding water has to be fixed first, or the repair will fail.
Hidden damageRot and pests often go further than they look from the hatch.

Crawl space repair cost by region

Lower cost states$3,600 to $6,400. Alabama, Arkansas, Indiana, Iowa, Kansas, Kentucky, Mississippi, Missouri, Oklahoma, Tennessee, West Virginia and most rural areas.
Average cost states$4,500 to $8,000. Arizona, Florida, Georgia, Michigan, North Carolina, Ohio, Pennsylvania, Texas, Virginia and most mid size cities.
Higher cost states$5,800 to $10,400. California, Connecticut, Hawaii, Massachusetts, New Jersey, New York, Washington, plus big metros such as Chicago, Denver and Washington DC.

These rows are our estimate. We took the typical national range and adjusted it for local labor costs, which run about 20 percent lower in the cheapest states and about 30 percent higher in the dearest ones. Humid Southeast states see the most crawl space rot and the most crawl space contractors.

Repair, clean or encapsulate: three different quotes

People searching for crawl space repair often get quotes for three different jobs. Repair fixes something broken: a rotted joist, a sagging beam, a cracked wall, a broken vent. Cleaning removes debris, old insulation, droppings and mold. Encapsulation seals the whole space with a liner, closed vents and a dehumidifier to stop the moisture that caused the damage. A contractor may bundle all three.

That is fine if you need all three, and a waste if you do not. A dry crawl space with one sagging beam needs a support post, not a $10,000 liner. A wet one with rot will rot again after a repair unless the water is fixed. Ask the contractor to price each part on its own line. See our crawl space encapsulation cost page for that job.

    Photos, not promises

You probably will not crawl in there yourself. Ask for photos of every problem the contractor lists, with a tape measure in the shot for cracks and sags. Good companies do this without being asked.

Why this costs more in 2026

Lumber, jacks, liners and dehumidifiers all ship by truck, and the crew drives heavy equipment to your house.

Fuel went up fast this year. AAA diesel topped $6 a gallon on September 11, 2026 (CBS 8), and building material prices rose 4.8 percent in a year (Roofing Contractor). Get the quote date in writing.
