How we calculate this

Prices are for the United States in 2026 from published cost guides, checked September 2026. This is an estimate, not a quote.

    Middle $7,500$4,500 to $10.5K

    Cost by size and scope

Vapor barrier only$1,200 to $4,500. Plastic on the floor. It is not a full encapsulation.
    Full system, 1,000 square feet$3,000 to $7,000.
Full system, 1,500 square feetAbout $5,500 on average. One 2026 calculator puts a 12 mil barrier with a commercial dehumidifier at $6,825 to $7,500.
    Full system, 2,000 square feet$6,000 to $14,000.
Per square foot$3 to $7 for a standard project. Up to $10, and in some guides $12, with drainage, thick liner and a large dehumidifier.
Sealing the foundation vents$300 to $800 when done with the rest of the job.
Dehumidifier or drainage add on$500 to $1,500.

    What pushes a quote up

Square feetThe main driver. Everything is priced on the floor area of the crawl space.
ClearanceA crawl space under two feet high is slow, miserable work, and quotes go up for it.
ConditionStanding water, mold, rotted wood or old fallen insulation have to be dealt with before the liner goes down.
Liner thicknessA 20 mil liner costs a few hundred dollars more than 12 mil and resists tears far better.
Who you hireNational brands tend to price 10 to 25 percent above local contractors for the same scope. You are paying for their overhead and a transferable warranty.

Crawl space encapsulation cost by region

Lower cost states$2,800 to $6,800. Alabama, Arkansas, Indiana, Iowa, Kansas, Kentucky, Mississippi, Missouri, Oklahoma, Tennessee, West Virginia and most rural areas.
Average cost states$3,500 to $8,500. Arizona, Florida, Georgia, Michigan, North Carolina, Ohio, Pennsylvania, Texas, Virginia and most mid size cities.
Higher cost states$4,600 to $11,000. California, Connecticut, Hawaii, Massachusetts, New Jersey, New York, Washington, plus big metros such as Chicago, Denver and Washington DC.

These rows are our estimate. We took the typical national range and adjusted it for local labor costs, which run about 20 percent lower in the cheapest states and about 30 percent higher in the dearest ones. This job is most common in the humid Southeast, where year round moisture makes open crawl space vents a problem.

Where the money goes, and what a full system includes

Labor is 50 to 70 percent of an encapsulation bill. Materials are the rest. One contractor guide breaks a typical job into $1,500 to $3,000 for the barrier, insulation and sealants, $2,000 to $4,000 for the install labor, and $500 to $1,500 for a dehumidifier or drainage. That adds up to the $3,500 to $8,500 most homeowners with a 1,000 to 1,500 square foot space end up paying.

The four parts to look for in a quote

A real encapsulation has a heavy plastic liner, 12 to 20 mil thick, that covers the floor and runs up the walls. It has every foundation vent sealed shut. It has a dehumidifier made for crawl spaces. And it has drainage or a sump pump if water ever pools down there. A quote that lists only a vapor barrier is a different and much cheaper job, even if the salesperson uses the word encapsulation.

    Why the vents get sealed

Building codes before about 2000 required open vents in crawl space walls. The thinking has reversed. Open vents let humid summer air in, and that air leaves its moisture on the cool surfaces under your house. Sealing them costs $300 to $800 and is a large part of why the system works.

The average that every site repeats

Angi, HomeAdvisor and several contractor sites all report the same $5,500 average. Their ranges differ, from $1,500 at the low end to $15,000 at the top. The low end is small spaces and barrier only jobs. The top is large, wet, low crawl spaces that need repairs first.

How to judge the quote in your hand

    Ways to pay less

Why this costs more in 2026

The liner is polyethylene, a plastic made from oil and gas, and it is most of the material on this job.

Fuel is the common thread. AAA's national average for diesel passed $6 a gallon for the first time on September 11, 2026, up from about $3.70 a year earlier (CBS 8 reporting AAA). Materials moved too. Associated Builders and Contractors reported construction input prices up 4.8 percent in a year as of March 2026, the largest annual gain since January 2023, and the Associated General Contractors said diesel jumped 37.8 percent in one month, the largest one month rise since 1990 (Roofing Contractor, April 2026). Common questions

How much does crawl space encapsulation cost?

$3,000 to $15,000 in 2026, about $5,500 on average. Standard projects run $3 to $7 per square foot.

How much does it cost to encapsulate a 1,000 square foot crawl space?

    About $3,000 to $7,000 for a full system. A 2,000 square foot space runs $6,000 to $14,000.

Is a vapor barrier the same as encapsulation?

No. A vapor barrier is plastic on the floor and costs $1,200 to $4,500. Encapsulation also covers the walls, seals the vents and adds a dehumidifier.

    Are national companies more expensive?

Usually. One 2026 cost guide puts national brands 10 to 25 percent above local contractors for the same scope, in exchange for a transferable warranty.

Is crawl space encapsulation worth it?

In humid climates it protects the floor framing from moisture, mold and pests and can lower energy use. In dry climates a simple vapor barrier is often enough.
