How we calculate this

Prices are for the United States in 2026 from published cost guides, checked September 2026. This is an estimate, not a quote.

    Middle $265$125 to $400

    Cost by type of inspection

Standard walk on inspection$125 to $358 according to Angi. Most homeowners pay $150 to $400, about $250 to $300 on average.
Drone inspection$150 to $400 for most homes. HomeGuide reports up to $600, with an average near $375.
Infrared or thermal inspection$400 to $700, about $550 on average. Adding thermal to a drone flight costs about $100 to $200 more.
Everything in one visit$700 to $1,700 for a visual check, drone, thermal and moisture survey together.
Large or complex roofsSome inspectors charge by roof area and add a fee for bigger roofs.
Three story homesAbout 30 percent more.
Very steep roofsAbout 30 percent more above a 9 in 12 pitch, because the inspector needs ropes.

    What pushes a quote up

The methodA person with a ladder is the cheapest. Thermal cameras cost two to six times as much.
Height and pitchTall and steep roofs take more time and safety gear.
The reportA written report with photos costs more than a verbal summary. Insurance grade paperwork costs more again.
SpeedSame day or next day service adds about 25 percent with some companies.
Minimum chargeIn most big metros even a small, simple roof rarely comes in under about $325.

    Roof inspection cost by region

Lower cost states$120 to $325. Alabama, Arkansas, Indiana, Iowa, Kansas, Kentucky, Mississippi, Missouri, Oklahoma, Tennessee, West Virginia and most rural areas.
Average cost states$150 to $400. Arizona, Florida, Georgia, Michigan, North Carolina, Ohio, Pennsylvania, Texas, Virginia and most mid size cities.
Higher cost states$195 to $525. California, Connecticut, Hawaii, Massachusetts, New Jersey, New York, Washington, plus big metros such as Chicago, Denver and Washington DC.

These rows are our estimate. We took the typical national range and adjusted it for local labor costs, which run about 20 percent lower in the cheapest states and about 30 percent higher in the dearest ones. Storm states such as Florida, Texas and the hail belt have the most inspectors, and the most free inspections offered by roofers who want the repair work.

Free, cheap or paid: which inspection to pick

Many roofing companies will look at your roof for free. That is fine when you already know you need a repair and want bids. It is the wrong tool when you need an honest opinion, because the person on the roof earns money only if something is wrong. Pay the $150 to $400 when you are buying a house, arguing with an insurer, or deciding if a 20 year old roof has five years left. You are paying for someone with nothing to sell.

When a drone is the better buy

A drone flight takes 30 to 60 minutes. A traditional inspection takes two to four hours. Nobody walks on your shingles, which matters on tile, slate, wood shake and any roof that is old and brittle. The photos are sharp enough to show missing shingles, cracked tiles and lifted flashing. Insurers increasingly accept drone reports.

    When to pay for infrared

Infrared earns its price in one case: a leak you cannot find. A thermal camera shows where wet insulation holds heat differently from dry insulation. It is most useful on flat and low slope roofs, where water travels far from the hole before it shows up on a ceiling. On a simple pitched roof with a visible problem, it is money you do not need to spend.

Why one calculator says $250 to $650

Most guides put a standard inspection at $125 to $400. One 2026 calculator built from inspector fee surveys says $250 to $650 for a 2,000 square foot single story home. The higher figure reflects big city minimum charges and a written report with photos. If you only need someone to take a look, expect the lower band.

    Ways to pay less

Why this costs more in 2026

An inspection is a trip and an hour on the roof. The trip is the part that costs more this year.

The short version is oil. Diesel passed $6 a gallon on the AAA national average for the first time on September 11, 2026. A year earlier it was about $3.70 (CBS 8 reporting AAA). That lands in trip charges, deliveries and anything made from petroleum. In March 2026, construction input prices were up 4.8 percent on the year, the biggest annual gain since January 2023, and one month of diesel prices rose 37.8 percent, the largest jump since 1990 (Roofing Contractor, April 2026).
