How we calculate this

Prices are for the United States in 2026 from published cost guides, checked September 2026. This is an estimate, not a quote.

    Middle $2,250$1,200 to $3,300

Cost by job and tank location

    Replace a basement tank$1,200 to $3,300.
Replace an above ground outdoor tank$1,200 to $3,200, with a concrete pad.
Replace and remove, 275 gallons above ground$2,500 to $3,500 in one 2026 guide. Tank $900 to $1,400, labor $400 to $1,200, disposal $200 to $600.
New 275 gallon tank, unit only$800 to $1,900 single wall. $1,200 to $4,600 double wall.
Remove an above ground or basement tank$300 to $1,500 in one guide, $500 to $2,000 in another. Cutting the tank up to get it out adds $100 to $300.
Remove a buried tank$900 to $3,600. One tank contractor says most clean jobs land at $1,800 to $3,000.
    Soil test$100 to $300 each.
Leak cleanup$2,500 to $17,000 in HomeGuide. One tank contractor reports $30,000 to $60,000 when oil reaches groundwater.
Underground to above ground conversion$2,500 to $12,000.

    What pushes a quote up

Above or below groundDigging adds $500 to $2,500 before anything else. An access hole for a buried tank adds $1,000 to $2,000.
ContaminationThis is the whole ball game. A clean pull is a few thousand dollars. A leak multiplies it.
Oil left in the tankIt has to be pumped out and disposed of before the tank moves.
AccessA tank in a finished basement with a narrow door has to be cut apart.
Single or double wallDouble wall tanks cost more and resist corrosion longer.

Oil tank replacement cost by region

Lower cost states$950 to $3,700. Alabama, Arkansas, Indiana, Iowa, Kansas, Kentucky, Mississippi, Missouri, Oklahoma, Tennessee, West Virginia and most rural areas.
Average cost states$1,200 to $4,600. Arizona, Florida, Georgia, Michigan, North Carolina, Ohio, Pennsylvania, Texas, Virginia and most mid size cities.
Higher cost states$1,550 to $6,000. California, Connecticut, Hawaii, Massachusetts, New Jersey, New York, Washington, plus big metros such as Chicago, Denver and Washington DC.

These rows are our estimate. We took the typical national range and adjusted it for local labor costs, which run about 20 percent lower in the cheapest states and about 30 percent higher in the dearest ones. Oil heat is concentrated in the Northeast, so that is where the tank contractors and the strictest state rules are.

The buried tank problem, and who pays for a leak

A tank you can see is a plumbing job. A tank you cannot see is a risk. One tank contractor says most homeowner policies stopped covering old buried oil tanks around 2010, and that even coverage for above ground tanks now often caps cleanup at $10,000 to $25,000. HomeGuide puts cleanup at $2,500 to $17,000. The same contractor reports $30,000 to $60,000 when a leak reaches the water table. That gap comes out of your pocket.

That is why a buried tank matters in a home sale. The contractor's example: a buyer gets a removal quote of $2,500 to $3,000 for a standard 275 gallon tank, asks the seller for a $3,000 credit, and has the tank pulled before closing. If the soil tests clean, the risk is gone for the price of the credit. The closure letter takes one to two weeks after the lab results.

When to replace a tank that is not leaking

Steel tanks rust from the inside, where water settles under the oil. You cannot see it. Guides suggest replacing at 15 to 30 years depending on the tank and the conditions. Signs to act sooner are rust blisters, damp spots on the bottom, weeping seams and a fuel smell in the basement. A new basement tank at $1,200 to $3,300 is cheap next to a cleanup.

    Switching fuels

If you are leaving oil for gas or a heat pump, the tank still has to go. HVAC quotes for the new system often leave the tank out. Get the removal priced on its own.

Why this costs more in 2026

A tank is sheet steel, and the job needs a pump truck, a disposal run and sometimes an excavator. All three burn diesel.

Fuel went up fast this year. AAA diesel topped $6 a gallon on September 11, 2026 (CBS 8), and building material prices rose 4.8 percent in a year (Roofing Contractor). Get the quote date in writing.
