These rows are our estimate. We took the typical national range and adjusted it for local labor costs, which run about 20 percent lower in the cheapest states and about 30 percent higher in the dearest ones. Coastal areas pay more for aluminum and coated panels that resist salt air.

Is metal worth twice the price of shingles

A 2,000 square foot asphalt roof runs about $8,000 to $22,000. Standing seam steel on the same roof runs about $20,000 to $36,000. The case for metal is time. Angi lists asphalt shingles at 10 to 20 years and metal at 50 to 75. If you stay in the house for 30 years, asphalt may need replacing once or twice. Metal will not.

If you might sell in 5 to 10 years, the math is weaker, because you will not get the full cost back at sale. If you live where hail, high wind or wildfire are common, metal can also lower insurance premiums in some states. Ask your insurer before you decide.

    Standing seam or exposed fastener

Exposed fastener panels are screwed through the face. They cost less and are common on barns and sheds. The rubber washers under the screws age and need checking. Standing seam uses hidden clips, so there are no holes through the panel face. It costs more and is the usual choice for homes.

Why this costs more in 2026

Metal roofing is steel, aluminum and copper, all traded worldwide. One 2026 roofer notes copper wire and cable prices up 22 percent in a year, and RoofVista reports metal roofing makers adding 5 to 8 percent in their spring 2026 increases.

Diesel passed $6 a gallon on the AAA national average for the first time on September 11, 2026 (CBS 8 reporting AAA). Builders also paid 4.8 percent more for materials in a year (Roofing Contractor). Ask how long your quote is good for.
